Tenino's housing stock skews older, and the garage slabs reflect it: hard-troweled surfaces, decades of oil staining, and in many cases a previous owner's DIY coating that is already lifting. Recoating over a failing film does not work — the new coating is only as sound as what it sits on. Old coatings come off mechanically during the grinding pass, which also profiles the concrete underneath in the same operation. Deep oil contamination is a separate problem, since oil that has soaked into the slab will reject a coating; contaminated areas are degreased and, if needed, ground deeper before primer.

Small commercial and mixed-use buildings

The small commercial buildings around the historic downtown are frequently mixed-use, with a shop or storage area behind a customer-facing space. These jobs usually want two different specifications in one building: a decorative or metallic finish where customers are, and a straightforward chemically resistant coating in the back. Running both from the same base system keeps the transition clean and the cost sensible.

Working around a small-town schedule

Most Tenino projects are single-bay or two-bay garages that complete in one to two days: grind and repair on day one, base coat and flake broadcast, then topcoat. Foot traffic is generally fine overnight; vehicles want roughly 72 hours on a standard epoxy system, less with a polyaspartic topcoat. In the wet season the limiting factor is almost always slab temperature and humidity rather than the calendar, so scheduling is confirmed against conditions rather than promised blind.
