Outwash gravel soils and what they mean for a slab

The glacial outwash under Grand Mound drains quickly, which is generally good news for a slab, but it is not the whole picture. Fast-draining subgrade combined with a high winter water table still produces meaningful vapor drive, and outwash gravel subgrade is prone to differential settlement if it was not properly compacted — which shows up as cracking through the slab. Grinding exposes those cracks, and they are routed and filled with a fast-setting polyurea mender that sands flush before primer, so the repair does not telegraph through the finished floor.

Large detached shops and hobby buildings

The lot sizes here mean a lot of oversized detached garages, RV bays and hobby shops — frequently 800 to 1,500 square feet, considerably larger than a standard two-car garage. At that scale the working decision is usually about where flake coverage stops and where it makes sense to hold a plain broadcast, and about how the floor gets sequenced so the building stays usable. Larger floors also make cure time a scheduling question: a polyaspartic topcoat that accepts foot traffic overnight can be worth the cost difference when the building cannot be emptied for several days.

Highway-adjacent commercial floors

Commercial buildings near the I-5 interchange — retail, service bays, storage — deal with year-round tracked-in grit, road deicing chemicals through the winter, and in service bays, direct hot-tire contact. Deicing salt is corrosive to unprotected concrete and will accelerate surface scaling on a bare slab. A sealed, chemically resistant resin floor stops that mechanism and makes the floor washable, which matters when grit is being tracked in daily from the highway.
