Pitted, scaling, and crumbling concrete garage floors are an all-too-common sight across Rochester, Grand Mound, and Thurston County. Slabs that were once smooth and level develop rough, sandpaper-like craters, flaking surface crusts, and deep pockmarks that constantly shed fine gray concrete dust.
This deterioration is known as concrete spalling. It occurs when winter road deicing salts and brine tracked in from Highway 12, I-5, and rural country roads melt onto your garage floor. The saline water penetrates concrete pores, crystallizes, and undergoes intense hydraulic pressure when temperatures dip below freezing. This pressure forces the top 1/8 to 1/4 inch of concrete paste to fracture and pop off.
Many homeowners try to fix pitted concrete by pouring retail self-leveling underlayments or spreading thin sand-mix patches over the holes. Without proper mechanical diamond grinding and bonding agents, these DIY patches quickly crack, loosen, and turn to gravel under vehicle tires.
Our restoration process completely resurrects heavily spalled concrete. We begin with aggressive diamond grinding using specialized coarse-grit metal-bond tooling to grind away all soft, decayed concrete until solid, competent aggregate is exposed across the entire slab.
We then apply commercial-grade fast-setting polyurea and epoxy resurfacing mortars to rebuild craters flush with the original elevation. Once cured, the entire surface is ground flat and encapsulated in our 100% solids moisture barrier and full-broadcast flake system, creating a brand-new floor that will never scale or pit again.
