River valley moisture and the vapor-barrier question

The Chehalis River valley floor carries a high seasonal water table, and a slab poured without a functioning polyethylene vapor retarder underneath will transmit moisture vapor continuously. Newer construction usually has that barrier; a great deal of older Chehalis construction does not. Because you cannot tell by looking, moisture vapor emission testing before primer selection is standard on Chehalis projects. Where readings come back high, the fix is a vapor-barrier epoxy base coat rated for the measured emission rate — not simply a thicker topcoat, which traps the problem rather than solving it.

Agricultural and shop buildings

Pole barns, equipment sheds and shop floors around Chehalis face a chemical load that a residential garage never sees: fertilizer salts, hydraulic fluid, diesel, and livestock-area washdown. Standard consumer-grade coatings break down under fertilizer corrosion in particular. These buildings call for a 100% solids chemically resistant system, and frequently an aggregate-broadcast texture, since a smooth resin floor in a wet barn aisle is a genuine slip hazard.

Unheated buildings and cure temperature

Much of this work happens in unheated structures, which constrains scheduling. Standard epoxy slows sharply below roughly 60°F and may not cure to full hardness at all in a cold, damp building. In the wet months, that means either temporary heat and containment to hold the slab above the resin's minimum cure temperature, or a polyaspartic system formulated for low-temperature cure. The slab temperature matters more than the air temperature — concrete lags well behind a warm afternoon.
