Why Centralia slabs need moisture testing first

A slab that has taken on floodwater or sits near a seasonally high water table will keep pushing moisture vapor upward for years afterward. That vapor pressure is what drives coating failure — it collects under an impermeable film and releases it as blisters or sheet peeling. On Centralia projects the moisture vapor emission rate is measured before any primer is selected, and if the reading is high, a moisture-tolerant epoxy primer or full vapor-barrier base coat is specified instead of a standard primer. Skipping that step is the single most common reason a Lewis County garage floor fails inside two years.

Older housing stock and 1920s–40s garage slabs

Many homes in the older neighborhoods around Tower Avenue and the historic downtown core have original or early-replacement garage slabs. These are often thinner, unreinforced, and finished with a hard steel trowel that leaves a dense, closed surface. Acid etching does essentially nothing to a slab like that. Mechanical diamond grinding to a CSP-2 or CSP-3 profile is the only reliable way to open the surface so the primer can key in, and grinding also reveals hairline cracking and prior patch work that needs routing and polyurea repair before coating.

Commercial and light-industrial work

Centralia's commercial inventory — warehouse space near the rail corridor, shop buildings, and retail conversions downtown — typically calls for a different system than a residential garage. Higher traffic and forklift or pallet-jack loading favor a thicker 100% solids build with a urethane or polyaspartic wear coat, and food-adjacent or wash-down areas may need a coved, seamless detail at the wall transition rather than a simple square edge.
